10 notes, in reading order.
- 10.3.1UDCPR Chapter 7: redevelopment of tenanted and society buildings and incentive FSI
Chapter 7 of the UDCPR lets old, dangerous or 30-year-old buildings be rebuilt without losing the floor space they already use, and adds incentive FSI so that existing members or tenants can be rehoused at no cost to them.
Standard · 10 min · Full course - 10.3.2UDCPR Chapter 7: IT/ITES establishments, EWS/LIG and affordable housing schemes
The UDCPR gives extra FSI, usually against a premium on the ASR land rate, to uses the State wants more of: IT parks and data centres, small EWS/LIG flats, affordable housing on large plots and PMAY projects.
Standard · 9 min · Full course - 10.3.3UDCPR green building incentives: rating systems, pre-certification and computation
Under UDCPR Reg 7.10, a building that commits to a recognised green rating gets 3%, 5% or 7% extra FSI on its basic FSI after pre-certification, and pays a penalty of twice the ASR land cost if it fails to deliver the rating.
Standard · 7 min · Full course - 10.3.4UDCPR Chapter 8: parking requirements
Chapter 8 of the UDCPR sets the size of each parking space, the number of car and two-wheeler spaces each occupancy needs (Table 8-B), and a city-wise multiplying factor (Table 8-C) that scales that number down for smaller towns.
Standard · 8 min · Full course - 10.3.5UDCPR Chapter 9: building requirements and fire protection – staircases, parapets, exits and travel distance
Chapter 9 of the UDCPR fixes the minimum dimensions of building parts and the escape rules: how far a person may walk to an exit, how wide stairs must be, when lifts, refuge areas and fire lifts are needed, and how high parapets may be.
Standard · 8 min · Full course - 10.3.6UDCPR Reg 11.2: TDR – generation, eligibility, utilisation formula and receiving plots
Transferable Development Rights (TDR) pay an owner for land surrendered to a public purpose in the form of floor space, recorded on a Development Right Certificate (DRC) that can be sold and used on another plot, with its value kept equal through the ratio of ASR land rates.
Standard · 9 min · Full course - 10.3.7UDCPR Regs 11.1 and 11.3: accommodation reservation and Reservation Credit Certificates
Accommodation Reservation lets an owner of reserved land keep part of it and use the whole plot's FSI there, in return for handing over land and a built amenity free of cost; a Reservation Credit Certificate instead pays for reserved land with a credit usable against charges due to the Authority.
Standard · 10 min · Full course - 10.3.8UDCPR heritage conservation regulations: heritage committee, grading and precincts
UDCPR Reg 14.5 protects listed heritage buildings, precincts and natural features: the Authority lists and grades them on a Heritage Conservation Committee's advice, controls every change to them, and compensates owners who lose FSI with TDR.
Standard · 9 min · Full course - 10.3.9UDCPR Chapter 13: barrier-free design and accessibility
UDCPR Reg 13.1 requires public buildings on plots above 2,000 sq.m. to give people with disabilities a step-free route from parking to every key facility: a 1:12 ramp, 900 mm doors, an accessible stair, lift and toilet, and floor surfaces that guide visually impaired users.
